A MOTION TO APPROVE THE MINUTES OF THE OCTOBER 9, 2019 SPECIAL MEETING AND OCTOBER 9, 2019 REGULAR MEETING WITHOUT A PUBLIC READING, AS ALWAYS THEY ARE AVAILABLE FOR THE PUBLIC TO REVIEW.

A MOTION TO OPEN THE PUBLIC HEARING ON THE ZONING CHANGE APPLICATION MADE BY DEAN THOMPSON, TOP DESIGNS, INC TO REZONE 11783 AKRON ROAD, PARCEL #12-02117.000 FROM R-1 TO B-1.
MOTION TO PASS BY STEVE JUNG, SECONDED BY LENNY BROOME.

DISCUSSION
CRAIG THORICHT STATED THIS PROPERTY IN QUESTION WAS ZONED FOR MANY BY BOB WOOSTER AND HIS FAMILY. HE STARTED IT IN 1962, A CAR REPAIR, RECYCLING AND RECOVERY BUSINESS. IT WAS LIKE THAT FOR MANY YEARS. HE PREDATED ZONING AND IT WAS A NON-CONFORMING USE BUT ENTIRELY LEGAL UNDER THE ZONING IN CHIPPEWA TOWNSHIP. THE PEOPLE PASSED AWAY, THE WOOSTER FAMILY STILL HAD THE PROPERTY THERE AND UNFORTUNATELY, THE CERTAIN LICENSE THEY HAD LAPSED AND IT WAS LONG ENOUGH WHERE THE R-1 ZONING TOOK INTO EFFECT FOR THE PROPERTY. PEOPLE APPROACHED THE FAMILY THEY WANTED TO START A MOTORCYCLE AND ATV REPAIR BUSINESS. SINCE IT WAS RELATIVELY THE SAME TYPE OF BUSINESS, THE PEOPLE APPLIED FOR A VARIANCE AND THE VARIANCE WAS APPROVED. THEY OPERATED THE BUSINESS FOR A LITTLE LESS THEN A YEAR AND THEY WENT OUT OF BUSINESS.
MR. THOMPSON HAS COME FORWARD HE WANTS TO PUT A SHOWROOM ONLY AND THERE WILL BE NO MANUFACTURING OF ANY SOURCE, NO STONE CUTTING, NO METAL GRINDING, IT WILL PURELY A SHOWROOM.
DEAN THOMPSON COMMENTED THAT IS EXACTLY WE WANT TO DO, SHOWROOM FOR COUNTERTOPS AND CABINET DISPLAYS, OPEN A RETAIL BUSINESS.
LENNY BROOME ASKED COULD IT BE A SHOWROOM AND SO YOUR NOT GOING TO BE PERFORMING ANY PRODUCTIONS AT ALL. IT IS GOING TO BE FOR YOUR CONSTITUENTS TO COME IN AND LOOK AT YOUR PRODUCT AND THAT IS IT.
DEAN THOMPSON STATED YES, THAT IS IT.

DEAN THOMPSON STATED WE HAVE TWO BUILDINGS IN WADSWORTH. WE MANUFACTURED THE STONE.

CRAIG THORICHT STATED, AS YOU ARE AWARE, WE ATTEMPT TO TRY TO REZONE RECENTLY. WE FELT THIS WOULD BE BEST WAY TO PROCEED WITH THIS. WE ARE TRYING TO BE UNIFORM IN OUR APPROACH.

DEAN THOMPSON STATED YES, ALL WE WANT TO DO IS DRESS IT UP.
DOMINIC OLIVERIO STATED THEY TOOK IT THROUGH THE PROCESS. THE RESIDENTS WERE VERY PLEASED IN THE AREA. IT BEING A JUNK YARD, NOBODY PROBABLY WON’T EVER BUILD HOUSE ON IT.
DOMINIC OLIVERIO STATED WE WILL MAKE OUR DECISION TONIGHT.
