FARM MARKET AND ROADSIDE STANDS FOR SALE OF FARM PRODUCTS

Section 4.01 Roadside Stands for Sale of Farm Products (Farm Market) Farm Market

Farm products may be sold, at a roadside stand providing fifty (50) percent or more of the gross income received from the roadside stand/farm market is derived from produce raised on farms owned and operated by the market operator in a normal crop year. Adequate off-the-road parking facilities shall be maintained for customer vehicles in order to promote public safety. Such stands markets also subject to all yard requirements and building sizes for the district in which they are located. Zoning certificate required.

Section 4.02 Roadside Stands for Sale of Farm Products (Farm Market)

ARTICLE XVIII

PROCEDURES FOR AMENDMENTS TO THE ZONING RESOLUTION

Section 18.02 Procedure for Amendment of the Zoning Resolution Text or Map’

D. Public Hearing

The Zoning Commission shall set a date, time, and place for a public hearing, which date shall be not less than ten (10) twenty (20) days nor more than forty (40) days after the

D. Public Hearing

Commission’s motion, certification of the Board’s Resolution, or receipt of an application. The Commission shall conduct the public hearing for the purpose of taking public comment regarding the proposed amendment and to consider the recommendations of the County Planning Commission.

I. Action by Board of Township Trustees

Within twenty (20) days after such public hearing, the Board shall either adopt or deny the recommendations of the Zoning Commission or adopt some modification thereof. In the event the Board denies or modifies the recommendation of the Zoning Commission, the unanimous majority vote of the Board shall be required. Such amendment or supplement adopted by the Board shall become effective in thirty (30) days after the  date of such  adoption unless, within thirty (30) days after the adoption of the amendment  or supplement, there is presented to the Board of Township Trustees a petition as provided by the Ohio Revised Code. Within five (5) working days after an amendment becomes effective, the Board of Trustees shall file the amended text or maps in the office of the County Recorder and with the County Planning Commission.

Section 18.03 Application Fees

At the time that an application for amendment of the text or map of the Zoning Resolution is filed with the Commission as provided herein, there shall be deposited with the Township Clerk Fiscal Officer, a fee to cover investigation, legal notices and other expenses incidental to the determination of such matter.

DEFINITIONS

Section 19.01 Definitions

  1. NonConforming Use: Change to a property and or structure that existed prior to current zoning regulations and is allowed to continue

under a grandfather clause; For example, a restaurant in a Single-Family residential neighborhood that existed prior to that neighborhood’s zoning designation. The use of land or a building or portion thereof, which does not conform with the use regulations of the district in which it is situated.

THAT PLANNING PROCESS GOT MESSED UP.  YOUR PLAN WAS THE LAST TO GET ADOPTED IN 2010. REVEILLE HAS BEEN AROUND SINCE 1998. WE HAVE DONE SEVERAL PLANS. WE LIKE TO GET OUT IN THE PUBLIC. WE DO TECHNOLOGICALLY FOR OUR SURVEYS. WE LIKE TO GET OUT WITH THE FOLKS AND MEETING WITH FOLKS. WE LIKE TO MEET WITH ALL THE DEPARTMENTS.

WE WOULD START IN SEPTEMBER AND WORKING WITH YOUR STEERING COMMITTEE.  WE WILL FIGURE OUT THE PERFECT COMMUNITY SURVEY FOR YOU. PROBABLY USE THE TEMPLATE WE USED IN 2007 WITH SOME NEW VARIABLES ADDED TO IT.

IT GIVES YOU SOME GUIDANCE AS TO WHERE THINGS SHOULD HAPPEN AND WHEN THEY SHOULD HAPPEN AND WHY THEY SHOULD HAPPEN. IT IS NOT TAKING ANYBODY’S PROPERTY AWAY FROM THEM.
